What Is a Knockdown House? A Complete Guide

A modern prefabricated home using lightweight steel and smart-board walls — built in about a month, move-in ready, from ~200,000 THB. A quick guide to land prep, materials, utilities, extension and relocation.

What Is a Knockdown House?

A knockdown house is a modern, prefabricated home that has gained popularity in Thailand over the past decade. It uses lightweight steel structures and smart-board walls instead of heavy masonry, so construction is far faster — on average about one month, depending on the design. Once completed, the house is ready to move in. Prices generally start from around 200,000 THB and can range up to 1,000,000+ THB depending on size and specifications.

Land Preparation

Fill and settle the land for at least 6 months and level the surface. Avoid soil mixed with debris such as bricks or stones. Suitable soils: laterite, clay, sandy, or topsoil.

Common Construction Materials

Knockdown houses use steel as the main framework with lightweight walls (about 20–50 kg/m²). Smart board is a fiber-cement panel suitable for interior and exterior use — durable, heat- and weather-resistant, and up to six times lighter than brick.

Utilities, Extension & Relocation

Electrical and plumbing systems are pre-installed, so the home is move-in ready. Knockdown houses are generally not designed for structural extension, but relocation is possible when handled by skilled professionals.
